Commercial Roof Replacement Atlanta

Do I Really Need A Commercial Roof Replacement?

Leaks on commercial flat roofs often inspire fear of an immediate replacement in the hearts and minds of property owners. Luckily, roof replacements aren’t always necessary. There are many viable measures available that are less costly than replacement. Therefore, it’s very important to determine if a roof must be replaced before deciding to do so!

HOW TO DETERMINE IF A ROOF REQUIRES A REPLACEMENT?

Take Core Samples to Determine How Many Layers the Current Roof has

International Building Code allows for two roofing layers to be installed before a complete roof replacement is required. If a roof has two or more existing layers, it must be replaced. Core samples allow us to look at the current roof makeup and to determine what courses of action are appropriate.

Check For Moisture Intrusion

Is the existing roof soaked underneath? According to the International Building Code, new roofs may not be recovered over water-soaked roofs. Thorough tests must be performed to determine whether or not water has entered underneath the roofing system. We inspect every roof that we replace with an infrared scan and a moisture meter to determine if the roof is saturated. We believe that it is standard due diligence to provide building owners and managers with all information needed to make the right decision for their buildings.

IS A ROOF WATER-SOAKED IF IT IS EXPERIENCING LEAKS?

The answer to this critical question is, not necessarily. Roofs can leak through different penetrations and never soak the insulation. So, we offer moisture surveys that show the amount of saturation under the roof in our Free Roof Analysis to all building owners and managers looking at replacing their roofs. See how our Infrared Drone Works!

Does the Roof Have to be Removed to the Deck, or Can Just the Top Layer be Torn Off?

Building code states that all roofing layers must be torn off to the deck, with few exceptions. It’s vital to ensure the condition of the deck is in good condition. Visual inspection after the roof tear-off will confirm the structural integrity of the roof deck.

What Are The Alternative Options To Flat Roof Replacement?

It can save building owners thousands of dollars if a roof does not require a full replacement. The alternative options are far less invasive to the occupants below.

There are three options if a roof does not require replacement:

Roofing Repairs

Repairs can sometimes be made instead of a full roof replacement. Often, we can extend the life of a roof with repairs rather than having to replace the entire thing. A roof doesn’t need to be replaced just because there are multiple leaks. The best way to know for sure is to get a Free Roof Analysis. Our analysis will give you an estimated remaining life of the roof, as well as our repair recommendations.

Roofing
Re-Cover

We always recommend a roof re-cover when a roof is not suitable for a coating, but can still support a second layer. The benefits of a roof re-cover are:

  • Cost-effectiveness
  • Low disturbance relative to flat roof replacement
  • Long-lasting duration with NDL warranty options

Roof Restoration

An excellent low-cost option is restoring a roof with an elastomeric coating. Silicone coatings provide superior weather protection without having to penetrate the existing roof surface with thousands of fasteners.
They are backed with similar NDL warranties as membranes from top manufacturers such as Firestone. Silicone Coatings are UV Stable, energy-efficient, and are fully tax-deductible in year. See more about roof restoration here!

HOW TO CHOOSE THE RIGHT SYSTEM FOR YOUR ROOF REPLACEMENT

There are a variety of options for commercial roof replacements because all roofs and customers’ needs vary. Likely, you will get several differing opinions from commercial roofers when it comes to recommendations for roof replacement options because there is a broad array of roofing materials and manufacturers available. This can make it very difficult to decide what is best for each situation. Do cutting-edge, energy-efficient products fit your needs? Or do you want more proven materials that have been in the marketplace for decades?

Our job at Parsons Roofing Company is to help you decide what is best for you! To do that, we take pride in being able to give our customers as much information as possible. We do not have a “one-size-fits-all” solution. Therefore, we will not try to force a solution that is not in our customers’ best interests. The first step is to educate the consumer on what they are investing in. After presenting the building owner with all available information, we can help make the best decision for our clients’ needs.

What You Can Expect From Parsons Roofing Company

Our Education Process

As mentioned above, we pride ourselves in our efforts to educate our customers. This means that all available data must be provided. From infrared reports to moisture scans, we make sure that we provide building owners and managers with the best information available promptly.

Additionally, we have lots of information available on our blogs that help potential customers learn how to make the best decision about their roof.

WE OFFER A FREE ROOF ANALYSIS WITH EVERY QUOTE!

Our Roof Analysis is designed to help us make the best decision for a course of action based upon our customers’ needs. This includes on-site photos, drone photos, infrared reports, and a summary/recommendation of our findings.

Why do we offer all of this information for free? We do this to help you understand our decision-making process. We want our customers to know why we are deciding on what course of action to take, and how it affects their buildings.

Not all roofs need to be replaced. Some roofs can be re-covered or even coated with a silicone coating. Some roofs have multiple years of life left and only need preventative maintenance. Some roofs have to be replaced due to moisture intrusion even though other contractors have quoted for a roof re-cover. Our Roof Analysis covers all of these unknowns in a simple, informative format.

What Type of Roof Replacement Option Do We Offer

TPO

TPO Roofs are the most common flat roofing systems installed in the nation. TPO (Thermoplastic Polyolefin) is generally a white membrane roof that is bonded to itself with heat. In turn, the system becomes one large sheet of TPO with no gaps or open seams on the roof. The benefits of TPO are its reflectivity, puncture resistance, durability, and cost-effectiveness. NDL warranties watertight to 30 years are available from top manufacturers.

PVC

PVC Roofs are like TPO membranes. They are generally a white, rolled membrane that chemically bonds to themselves with high temperatures. PVC (Polyvinyl Chloride) is utilized on roofs with restaurant hoods or with buildings that are exposed to chemicals. PVC is resistant to animal fats and grease from restaurant hoods, unlike TPO.

EPDM

EPDM Roofs (Ethylene Propylene Diene Monomer) are generally a black, rolled membrane that attaches to itself with adhesives to form a monolithic roofing system. EPDM is very puncture-resistant and durable. These roofing systems last a long time, especially when ballasted. The largest drawbacks of EPDM are that the adhesive wears over time and the seams tend to lose attachment over time. EPDM leaks are difficult to find, as well.

Modified Bitumen

Modified Bitumen roofing systems are asphalt-based. This type of roof is still widely used across the country even though it has been in the industry for many decades. The benefits of modified bitumen are extreme puncture resistance, long durability, and excellent resistance to foot traffic. The negatives of modified bitumen are high cost and difficult installation.

Metal Roofs

Metal roofs are commonly used on industrial buildings and warehouses. Metal roofs will last longer than all other roofing systems when properly maintained. There are several types of metal roofs available, but the most common type of metal roof is R-panel. The largest negative for this type of roofing system is that the fasteners will leak over time and must be replaced or coated before the life of the roof is up. Standing seam metal roofs do not have exposed fasteners and can last up to 50 years with little to no maintenance.

Our Production Process

Our production team is the heart of our company. We know that it is paramount that we do great work on all our projects.

First, our production teams follow all OSHA guidelines for roof installations. It is vital that all safety procedures are implemented on every project. All our crews are consistently trained and are fully certified to install whichever material is required for the project.

We always strive to swiftly address any issue that arises throughout a project. Progress photos are taken throughout each roof replacement project, and a final completion packet with drone photos and warranties is provided when the job is done.

We only use products from the leading roofing material manufacturers such as Firestone, Carlisle, CertainTeed, Gaco Western, Versico, Dec-Tec, and GAF.

We highly recommend this option to all building owners and managers to provide long-lasting coverage to help protect their investments.
